Why Sealcoat?
Seal coating pavement will prolong its life. Why? There are a number of reasons. To understand them, it is important to realize that asphalt is a combination of sand, stones and liquid asphalt cement.

Sun & Water Exposure
Through time the sun and water exposure will cause the cement to evaporate. This will cause the asphalt to turn gray in color. This gray color indicates pavement that has too much sand and stone compared to the amount of asphalt cement. It has usually started to harden at this point can become brittle. If left untreated, frost (or any other movement in the base) will cause cracking. Properly applied seal coating will minimize, if not completely eliminate, the damage done by sun, salt & water.
Oxidation
Exposure to the environment causes a natural oxidation and drying of asphalt. This is a good thing during the first 6-12 months because it makes the asphalt become more firm. After the first year, the oxidation starts to harden the pavement. This leads to a loss of flexibility (hardening) and eventually will cause cracks. By seal coating after the first year, the asphalt can be protected from oxidation and significantly extend the life of the pavement.
Oil, Gas, Liquids - Leaks and Spills
Leaks and spills are one of the most destructive forces to pavement. You will notice when you try to wash away the spill, it seems to stick/penetrate the surface of the pavement. Properly sealed pavement will resist the damage caused by oil, gas, etc.

| Cracks in the asphalt must be cleaned of loose debris then sealed with commercial grade hot rubber sealant. | After the borders are sealed by hand, two coats of Commercial Grade Sealer are applied using state of the art spray equipment. | |

| Lines and arrows are added when the sealant has dried. Commercial quality airless equipment is used for printing lines as well as some hand line application leaving defined heavy lines that last for years and stand out on the black sealcoating. | ||
